Divco built its reputation on experience and hands-on service.
Divco Custom Homes has become one of the most recognizable luxury custom homebuilders from Marco Island to Babcock Ranch in southwest Florida. Having built more than 1,200 homes in prestigious gated communities and waterfront neighborhoods throughout the 70-mile stretch since 1984, the company’s market expertise and hands-on approach are second to none.
“It all starts with the ownership,” Vice President of Sales and Marketing Alan Foster says. “Stephen Kauffman is the owner and CEO of the company and remains very active on a daily basis. We have very experienced people within the company, some of who have been with the company for as much as 25 years or more. The synergy within the company is strong, we know what we are doing and are able to provide a high level of customer service and product knowledge to our clients.”
Divco Custom Homes has maintained a strong presence on Marco Island for more than 25 years. Caxambas is a coastal-designed home that was designed for waterfront living. The more than 4,000-square-foot under air furnished model features four bedrooms and four-and-a-half bathrooms. Within the next three months, Divco Custom Homes will be breaking ground on the Caymans model.
In Naples, Fla., Divco Custom Homes recently debuted a new inventory home called Ridgeway in the Pine Ridge neighborhood that it is showcasing to sell. Featuring four bedrooms, four full and two half bathrooms, and a four-car garage, the Ridgeway home totals 5,200 square feet under air. It combines country-style estate living and unique coastal design complete with volume ceilings and expansive outdoor living space.
North of Naples in Miromar Lakes, Divco Custom Homes recently broke ground on the Andora, a contemporary style home. “We are seeing more contemporary style homes today and a good portion of the market is receptive to more modern and contemporary style architecture,” Foster notes. “It’s a matter of personal taste and changing demographic.”
Babcock Ranch is the newest community in southwest Florida to welcome Divco Custom Homes as a preferred builder. The company’s Cypress model is under construction and the furnished home is expected to be open for viewing in January. It also has an inventory home under construction in Babcock Ranch that it expects will be available for purchase in February.
“We cover a broad spectrum and will continue to do so,” Foster notes. “Because of our expertise and understanding of the Southwest Florida market and real estate market, we are capable of building homes at a wide price point, ranging from $650,000 to $3.5 million.”
Hands-On Approach
Divco Custom Homes specializes in the management, design, budget and the homebuilding process to ensure the complete satisfaction of each and every one of its homeowners. “Custom homebuilding is a process that can have a lot of decisions for a client, but it is also a very rewarding process for them,” Foster says. “We are aware that the process has a significant number of decisions for homeowners and we make every step to make it as enjoyable as possible.”
Depending on how the client wants to engage Divco Custom Homes in the process, the company has the in-house capability to do architectural design work and it also works with a number of outside residential and architectural design firms. “It is really up to our customers on how they would like to proceed in that area, and depends on their budget, the sophistication of the design and time,” Foster explains.
To ensure each home is delivered at the highest quality, Divco Custom Homes maintains a core group of subcontractors that it has worked with for many years. “We have a strong warranty history and are able to respond to warranty needs as they may arise,” Foster says. “We are committed to that and so have the vendors we do business with. We know the capabilities of the subs we do business with, whether they are financially strong and if they have the labor capacity to meet our needs.”
As the custom homebuilding market continues to evolve, Divco Custom Homes is confident in its market expertise. “We know how the demographics are changing in our area and we know that southwest Florida is going to continue to have a strong influx of population,” Foster says. “We select the market that we feel we can satisfy the best and try to find new opportunities in these markets to meet those demands.”
